Challenge
Low rental value in Crawley dictates the limit of the refurbishment cost.
The space was stripped out at the time of purchase, and was not attracting prospective tenants.
Response
A new core location creates a generous reception and create continuous floor plates.
Enhanced entrance experience, to attract occupiers for the M23 market.
An increased WC provision allows 1 in 8 occupancy. (84% Nett to Gross ratio).
Results
Through relocating cores and stairs, we added 10% to net area
Overall construction cost kept below £135/ft2.
The project was completed in 9 months on site.
