The existing building is well located near Old Street but lacks an entrance or reception.
The existing building does not maximise the potential of the site.
Response
Creating a new entrance and reception gives the building street presence and an address.
Extra floor added in light-weight structure, allowing reuse of existing frame.
Tight single core solution to unlock nett area and add value.
Results
Increased net area of the existing building by 20%.
The new reception has transformed building's image to attract TMT occupiers.
The scheme has gained consent from Islington and is costed at £163/ft2.
